Terms of use

How a subscriber may use Tearoff, including from their own AI assistant.

Who publishes this

Tearoff is a product of Astriq LLC.

The product

Tearoff is a data pipeline and a door for a subscriber’s own AI. The board is the human demo of the same data. A subscription includes both.

Every answer is supposed to say which offices it read, over what window, and which it left out. An answer that does not say what it covers is incomplete.

Connecting your own AI

A subscriber may connect Claude, ChatGPT, or another assistant that speaks MCP to Tearoff at the /api/mcp path on this site. The assistant signs in with that subscriber’s seat through Clerk. The scopes the door asks for are openid, profile, email, and offline_access.

The assistant acts as an agent of that seat. It may read only the markets that workspace is entitled to. It cannot write, delete, email, or change a record.

What the assistant is served

The door serves what that subscriber’s board serves, including portal-collected public records. Owner names come from the public parcel roll, not from a logged-in permit portal. When the assistant answers, those names reach the assistant’s host, which is outside this site.

The assistant does not see another workspace’s markets. A place outside the entitled set comes back empty or refused.

Limits

There is no separate meter for assistant calls. A short burst limit per workspace protects the shared database. A workspace also has a seat cap.

A lapsed trial or a workspace with no live market is refused.

Revoking access

Revoke the assistant by removing the Clerk OAuth grant that connected it, in the account that approved the grant. This site does not keep a second revoke button for that grant.
